How do I find out who owns a property or piece of land (I don't know if it's registered)?

If the property can be identified by a single postal address, (for example, 23 Coniston Drive, Kerwick) you can use our Find a property service e-service which enables the download of title information for a £4.00 fee, payable by credit or debit card.

You can apply for an official copy of the register. Please note that an official copy of the register is not available online - you will need to apply in writing or in a Land Registry office. If the land is registered, we will supply you with a copy of the register which will show who owns the land. The register also shows details of registered mortgages and other financial burdens, covenants and easements which benefit or adversely affect the property. If the land is not registered, we will inform you of this and return your fee.

Unless you know the title number of the property, please write at the head of the Form OC1 "Please Supply Title Number". We will then complete a search to establish if the property is registered.

If you are enquiring about land or property which cannot easily be identified by a postal address, please consult Public Guide 1. You can download Form OC1 from this website. or buy it from any law stationer. Send the completed form to the correct Land Registry office for the area in which the land is located. The fees pages give details of current Land Registry fees.
